Following, a detailed description of the services of exclusive representation that we provide to our clients when they are buying real property in this area, for example a new or a used house, a farm, or just land.

Keep in mind that our services for helping buyers of real estate are COMPLETELY FREE to them. We get paid by the agent representing the seller of the property at the time the transaction is completed. Generally, the payment we receive is half of the sales commission that the seller will pay his agent for listing and promoting the property and for representing him in the transaction.

Because most of our clients interested in buying properties are located outside of Ocala, or in another state or country, we offer them detailed information on what they may need in their relocation, such as schools, job opportunities, recreation, and, of course, everything about real properties in this area.

Respect to real estate, we encourage our clients to define clearly what they NEED, WANT, and DREAM OF finding in a property.

With this information we can choose the options that best suit what they are looking for.

If they prefer new construction, we also present them the best alternatives.

If the clients want to use financing to purchase the property, for the loan pre-approval, we recommend mortgage loan officers who have assisted other clients, including foreign nationals residing outside the United States.

Then we send them information about the properties that best fit the parameters they are looking for.

From these, they preselect the properties of their preference and give us the list.

At that point, we verify the information of said properties in public records and report what was found to them.

With a more objective view of the options, our clients decide which properties they are interested in and we set the appointments to go see them.

If, due to the distance, the clients cannot be present to see the properties, we make videos for them or use a video calling during the visit.

If the property that the client wants to buy is an equestrian farm, as I am an expert in horses and safety of equine facilities, I help them evaluate the safety and suitability of the property for both themselves and their equines, depending on the breed of horses and the equestrian discipline for which it is intended to be used.

And, in case they decide to buy a property, I may recommend some possible improvements.

When the clients select the property of greatest interest, we help them prepare the offer contract with the clauses and contingencies that best protect their interests and for the value according to the real estate market at the moment, based on what comparable properties have been sold recently and the prices of other similar properties for sale.

Then, we send the offer to the property owner, either directly or through their agent.

If the sellers make a counteroffer, we help in the final negotiation of the sale contract.

After the negotiation has finished and the sale contract is signed by the buyers and sellers, we provide the buyers with information from different professionals that will be needed in the purchase process until the closing:

ü Inspectors, depending on what they want to evaluate in the property.

ü Contractors for possible renovations that they may like to do.

ü Surveyors who can verify the actual boundaries of the lot and its area.

ü Insurance agents.

ü As well as attorneys and appraisers if they need them.

We monitor the different stages and deadlines of the buying process until closing, keeping in contact with our clients who are buying the property, the seller or their agent, the title company that will do the Closing, and with all professionals involved.

We are present during the last walk through and attend the closing when circumstances allow.

Finally, if the client buying the property is an investor who wants to rent it, we can manage the rental if he/she prefers.
