Following, a detailed description of the services of exclusive representation we provide to our clients to help them sell their properties both for the highest price and in the least time possible, for example a house, a farm, or a piece of land.

First we make a Comparative Market Analysis (CMA) based on the price that similar properties have been sold in the area recently and other competitive properties that are for sale at the moment.

From the information gathered in the CMA and after walking through the property with its owner to look at its condition, a correct sale price range that allows a quick sale will be set.

Note that listing a property for sale with a high tag price may cause various inconveniences:

·      Not selling at all

or

·      Selling it for much less than it could have been sold if the initial price had been set correctly.

After agreeing on the listing price with the owner of the real property and completing all the documentation required to sell, we proceed to make recommendations to prepare the property and have it ready for the market. This includes:

ü Removing all unnecessary elements that either prevent highlighting its best qualities or reduce space.

ü Cleaning and deodorizing the interior, washing the exterior, and beautifying any plants, lawns, fountains, or fences.

ü Making any necessary paint touch-ups and repairs, and verifying that everything on the property is working properly.

ü Staging may be recommended for some properties.

Since I am expert in horses and safety of equine facilities, when the property to be sold is an equestrian farm, I help the owners prepare it well in order to make it more attractive and safer for potential clients and their horses.

The photography and video sessions are made based on a script that allows highlighting the qualities of the property.

When everything is ready, we carry out several marketing strategies to promote the property:

When potential clients or their agents want to visit the property, we coordinate the schedules and conditions for the showings.

Note that the highest offers, even above the tag price, not always end in a closing, for which many other aspects must be analyzed before accepting an offer.

We make recommendations for the final negotiation of each offer.

After the sales contract has been signed by the buyers and sellers:

We will be present during the inspections and the appraisal.

We track the different stages and deadlines in the sale process until closing, keeping in touch with our client selling the property, the buyers or their agent, the title company that will handle the Closing, and all other professionals involved.

We are also present at the closing when circumstances allow.
