BUY OR RENT. THE DILEMMA
Psychological reasons
1. More stability to own a home than to rent a house:
a. a. When you are renting, the house may become for sale at any time, so you may need to move out.
b. The contract of the rental property expires and you are not sure if you must move out.
c. Usually, the rent you pay increases over time. Every year? Every other year?
*Consider the stress, cost, and time wasted when moving.
2. 2. Buying a home in an area that you like strengthens the feeling of belonging to a community where you want to continue to grow. By nature, humans have an emotional need to be part of a group (family, tribe, group of friends, sports team) and to have a geographic area of reference to be proud of (city, country).
3. The excitement of caring for your own castle (your home) where to make live-lasting memories is a unique experience. You can upgrade, paint, and decorate your home, and choose the preferred landscape of your taste.
Financial reasons
4. 4. When you get a mortgage loan with a fixed interest rate, it cannot be changed by the bank during the mortgage life (15-30 years). Conversely, the rent always increases.
5. 5. Your home may increase in value overtime (property appreciation), which equity can be calculated at any time by deducting the remaining mortgage from the fair market value of the property. This is one of the greatest ways a person can create wealth. Keep in mind, however, that appreciation in all properties is not the same and it is more likely to happen if the house is chosen correctly with the help of a real estate agent who knows well the area and the market prices.
6. Each month your home is a step closer to be yours because at the pace you are paying your monthly mortgage the principal reduces. And, if you do not sell it, at the end of the mortgage life you will own your home, while having paid less monthly than if you were renting it.
And If you decide to pay additional principal each month (let’s say an amount in between the required monthly payment and what would cost to lease that house), the mortgage life and total interest paid will reduce.
WHAT TO DO BEFORE
BUYING PROPERTY to reside yourself or renting it to others:
1) Choose a
REAL ESTATE AGENT that represents you exclusively, not the listing agent of a property that you are interested in because, when assisting a direct buyer without an agent, the seller's agent cannot represent the buyer’s interests only but, at most, act as a transaction agent. Your
agent can help you find and negotiate the best possible property for your
money and negotiate possible concessions to you from the seller, such as help with closing costs.
2) Find a
lender’s agent that shows you all the mortgage loan possibilities that best fit
your financial situation.
3) Always
choose a FIXED INTEREST RATE if you do not want the bank to be able to raise it
during the entire loan.
