Because more than half of the US population is concentrated in big cities, many people do not know the possible benefits of buying/owning a property within a lot zoned for Agriculture (A). In Florida (e.g. Marion County), the advantages are obvious:

1) Usually, the cost per unit of area (e.g. acre) is lower than in properties zoned Residential (R) or Business (B).

2) Likewise, when comparing lot sizes, the property taxes are usually lower than in properties zoned Residential (R) or Business (B).

3) The type of construction allowed is more versatile: concrete block, brick, wood frame, log cabin, or manufactured home. Some restrictions, however, are specified by the HOA (Home Owners Association) bylaws when the estate is in a deed restricted area.

4) Livestock, such as horses, cows, sheep, goats, and poultry, can be kept and raised in the property, and special facilities to keep the animals safely and comfortably can be built (barns, paddocks). Likewise, crops, trees, and greenhouses are allowed. However, some restrictions may apply when the estate is in a deed restricted area; for example, besides pets, such as dogs, cats, and birds, some equestrian subdivisions only allow to have horses.

5) In most cases, a second house can be built in the property, known as “Guest house”. Its living area must be up to one square foot less than the main house.

6) If the lot is big enough, it could be permissible to split it into smaller lots of minimum 10 acres, if access to all of them is granted. After the county authorities allow this, numerals 1) to 5) can be applied to each new lot.

7) If the circumstances in the area vary, a lot in Zone Agriculture (A) could be changed to another use, such as Residential (R) or Business (B), and its commercial value may increase.

Of course, not all properties Zoned Agriculture (A) in the United States are equal. Some are located very far from cities and urban areas, which make them less desirable for most people due to the long distance to shopping areas, gas stations, and hospitals, and the limited employment opportunities.
